Owner Building 137B Inspection Report
Under Section 137B of the Building Act 1993, it is an offence for an owner-builder to sell a building without an inspection report that satisfies certain requirements, including obtaining compulsory insurance.
The report must be obtained not more than 6 months before the person enters into a contract to sell the building, and should list building defects identified at the time of inspection, including the condition of elements such as :
- Site drainage
- External walls
- Internal walls and ceilings
- Floor and wall tiling
- External and internal roof conditions
- Fixed appliances
- Doors and windows
