- Are you Insured for the inspections you conduct?
Answer : Yes, we carry minimum $1 million Professional Indemnity cover.
- Is the business and are Inspectors registered?
Answer : Yes, registered as Austhomes Property Services Pty Ltd, trading as Austhomes Building Inspections and Inspectors are all registered with the Building Commission, Victoria.
- Do the Inspectors have Building or trade background?
Answer : Yes, a minimum of 10 years with extensive site experience.
- When do I need to book for an inspection?
Answer : You can book the same day (STA) if it’s urgent, but ideally 1-2 days notice is ample. The basic reports are ready within 24 hours, urgent ones the same day.
- Can we call the agent or tenant to gain access?
Answer : Yes, we are happy to call them but note we can only access by joint agreement.
- What if a tenant doesn’t allow access and I can’t get my inspection report to sell?
Answer : It is an offence under the Act to hinder access of a registered Building Inspector that has owners consent, provided 24 hours notice and enters during business hours.
- How can I pay you?
Answer : We prefer direct deposit, but accept cheques, postal notes or cash if easier.
- If a Builder or carpenter built my project, why do I need an inspection when I’m selling?
Answer : If you were an “Owner-builder” on the permit (or legally) and there is no Builders warranty on the works you must obtain a report /Insurance under 137b legislation
- I had the Council Inspector pass all my works, why do I need an Owner-Builder Inspection?
Answer : The Council Inspector doesn’t inspect for the owner-builder legislation, which includes regulation issues, potential claim items, cracks, workmanship etc….
